Construction on a major piece in Ashwaubenon's riverfront development plan will officially begin Monday when crews break ground on a $30-$35 million office, condominium, marina and restaurant complex.
On Tuesday, the Ashwaubenon Village Board approved the plan for a complex proposed by Ashwaubenon Boardwalk LLC. The first phase of offices and condos is expected to be completed by early 2004.
The complex, which will be built near the corner of Pilgrim Way and Broadway, is part of the village's plan to revitalize the riverfront between Ashwaubomay Park and the National Railroad Museum. Trails and extensive landscaping were part of the development agreement.
"We're excited as a development group to get the ball rolling," said Terry Gerbers, Ashwaubenon Boardwalk LLC's attorney.
A groundbreaking ceremony will be held at 9 a.m. Monday.
"This is an exciting time," said Village President Norbert DeCleene, who was a board member when the plan was introduced. "Ashwaubenon's been looking forward to this for a long time."
Demolition of old buildings on the site has already begun. Part of the site is considered a brownfield and the village received a grant to deal with PCBs left there when a marina was built.
The new complex is designed with two or three multistory office buildings on the Broadway side and about 40 upscale two- or three-bedroom condos, some with walkout basements.
When the project was introduced in March, the condo prices were expected to cost between $280,000 and the upper $400,000s.
The details of the complex's were not be finalized in Tuesday's agreement but must be determined before the marina is built. DeCleene said there will be a mix of slips for condo owners and the public.
